We manage a variety of properties in Cayuga, Wayne, and surrounding counties providing single-family homes. We manage our properties attentively, professionally and we are available 24/7 in property emergencies. We offer an online system where routine property maintenance requests can be submitted, as well as rent payments scheduled, paid, and tracked securely online. Most of our residential properties are even pet-friendly!

  • I want to set up a showing, what are the steps?

    Great question! 

    Step 1: Find the property you are interested in. 

    Step 2: Fill out an application for that house. 

    Sept 3: Contact us if you haven't heard anything about a showing. 

  • Is my application fee refundable?

    We reserve the right to accept this fee but not your application; any application fee(s) will not be refunded. The application fee is used to cover any costs with the application process. 

  • How much is the security deposit?

    The security deposit is equal to one months rent.

  • When is my rent due & how is payment accepted?

    All rent is due on the FIRST day of the month. You can pay online through your rental portal, mail checks into our office, or visit us in person to pay with cash.

  • Are you houses pet friendly?

    Most of our homes are pet friendly with an additional monthly fee. For available homes, you can preview if the house allows pet(s) or not. We do have a maximum number of pets on some of our homes. 


    As a Landlord, we reserve the right to not allow certain types of dogs that may have violent tendencies if mixed with other dogs. The Landlord reserves the right to deny any dog, so speak with your leasing agent prior to applying. There is a limit to the number of pets allowed.

  • Somethings broke, how do I get it fixed?

    You can submit a maintenance request online through your tenant portal. If it is an after hour emergency that CANNOT WAIT until the next business day, still submit the request online then call the office number. If nobody answers, please leave a detailed message so someone can call you back.
